Our ability to provide quality, data-validated, appraisals throughout the U.S., utilizing an extensive panel of licensed, geographically competent appraisers and appraisal management companies allows our customers to reduce overhead costs and shift the burden of compliance to MCSV. Each appraisal receives a pre-delivery quality review to ensure the report meets or exceeds industry and client guidelines.

1004 URAR Single Family
This report is designed for a single-family residential one-unit property or a one-unit property with an accessory unit, including a unit in a planned unit development (PUD) based on an interior and exterior inspection of the subject property.

1073 Condo
This report is designed to provide an appraisal based on an interior and exterior inspection of a unit in a condominium project or a condominium unit in a planned unit development (PUD). This report form does not cover an appraisal of a manufactured home or a unit in a cooperative project.

1025 Multifamily
This report, also known as the Small Residential Income Property Appraisal Report, provides an appraisal of a two- to four-unit residential property, including a two- to four-unit property in a planned unit development (PUD). It provides the same information included in a 1004 URAR Single Family report as well as specific income factors that may include subject unit, market rental and comparable income-producing properties similar to the subject. This report provides subject and market data to support the income approach to value.

2090 Interior Co-op
This report is designed to provide an appraisal of a cooperative interest (the cooperative shares or other evidence of an ownership interest in the cooperative corporation and the accompanying occupancy rights) in a cooperative project or the cooperative interest in a planned unit development (PUD) based on an interior and exterior inspection of the subject property. This form is not designed to report an appraisal of a manufactured home or a unit in a condominium project.

1004C URAR/Manufactured Home
This report, based on an interior and exterior inspection of the subject property, provides an appraisal of a one-unit manufactured home, including a manufactured home in a planned unit development (PUD). For a manufactured home located in condominium or cooperative projects, the appraiser inspects the project and completes the project information section of the Individual Condominium Unit Appraisal Report or the Individual Cooperative Interest Appraisal Report and attaches it as an addendum.

Land Appraisal
A one-page appraisal report including data from three comparable land sales. This solution shows a larger portion of the market and provides a more in-depth analysis of the subject. This report provides a cost-savings alternative to more comprehensive reports and is often used by clients who need a short form for portfolio analysis, quality review, early default detection or loss mitigation.

2055 Exterior-Only Inspection Residential Appraisal Report
This report is designed to provide an appraisal of a one-unit residential property or a one-unit with an accessory unit; including a unit in a planned unit development (PUD) based on exterior only inspection of the subject property from at least the street.This report does not cover an appraisal of a manufactured home or a unit in a condominium or cooperative project.

1075 Exterior-Only Inspection Individual Condominium Unit Appraisal Report
This report is designed to provide an appraisal of a unit in a condominium project or a condominium unit in a planned unit development (PUD) base on an exterior-only inspection of the subject property from at least the street. The report form is not designed to report on an appraisal of a manufactured home or a unit in a cooperative project.

2095 Exterior Co-Op
This report is designed to provide an appraisal of a cooperative interest (the cooperative shares or other evidence of an ownership interest in the cooperative corporation and the accompanying occupancy rights) in a cooperative project or the cooperative interest in a planned unit development (PUD) based on an exterior-only inspection of the subject property. This form is not designed to report on an appraisal of a manufactured home or a condominium.

1065 Desktop
This report provides a USPAP-compliant desktop appraisal solution. When regulatory compliance requires more than an AVM, but speed and cost are critical, our desktop appraisals offer a solution.

2075 Property Inspection Report
Form 2075 requires an exterior-only inspection of the subject property from the street by a state-licensed or state-certified appraiser. Form 2075 is not an appraisal report and does not provide a market value estimate.

216 Operating Income Statement
This form reports the amount of operating income secured by single-family investment properties and all two- to four-family properties, including those in which the applicant occupies one of the units as a principal residence.

1004D Update Appraisal/Final Inspection
This report is intended to provide the lender and/or client with an accurate update of a prior appraisal and/or to report a certification of completion. Appraisers identify the services they provided by selecting the appropriate report type. At a minimum, an appraisal update includes an exterior inspection from the street along with research, verification and analysis of the current market data to determine if the property value has changed has since the effective date of the original appraisal.

1007 Single-Family Rent Schedule
This form reports the appraiser-provided market rent for a conventional single-family investment property.

FHA Appraisals
Appraisals completed by an appraiser on the FHA roster and in accordance with HUD requirements for determining a home's market value and acceptability for FHA mortgage insurance purposes. In addition to estimating value, the appraiser examines the property for any visible, obvious and/or apparent deficiencies that may affect livability in terms of basic needs, health and safety of the property's occupants.

REO Appraisals
Appraisal reports that include an REO Addendum, which provides an itemized cost of repairs as well as an "as-is" and "as-repaired" value. An REO Addendum is available with a 1004 Single Family, 1025 Multi-Family,1073 Condominium, 1004C Manufactured Home, 2055 Exterior-Only, 2090 Interior Coop, and Land Appraisal.
